Welcome, I am Tom Laurita of Halstead Property New Jersey, LLC. Let me Introduce to you my New Jersey..TOM LAURITA HALSTEAD PROPERTY, LLC To say that Tom Laurita is enthralled with fine homes, architecture and design is truly an understatement. Besides owning 26 personal properties over the years, Tom also followed his passion to the professional real estate sales arena in 1996, where he has since excelled as one of the top-producing brokers in New Jersey in the residential and commercial marketplace. Licensed both in New Jersey and Florida, Tom came to The Garden State in the late 1980s by way of California where he initially learned the real estate business working with friends. Prior to his natural transition to his second career, he spent nearly 30 years in the home healthcare industry, most recently as a partner in a thriving national home healthcare company with offices on both coasts, and 100 branches throughout the U.S. After going public and ultimately selling the firm, Tom took the world of real estate by storm, applying the same entrepreneurial spirit, keen business mind, and incomparable quality service that have always led to his success. Serving discerning buyers and sellers throughout Essex, Morris, Union, Bergen, Hudson and Somerset Counties, Tom possesses an exceptional knowledge of his market, and enjoys an unparalleled reputation for his proven results. Yet what this multiple award-winning broker cherishes most are the referrals and repeat business he continually enjoys from satisfied clients – his greatest reward – in return for his fine performance. Strong relationships, hard work, honest values and strong integrity lie at the heart of what makes Tom so respected, and so effective. Tom basically lives and breathes real estate. Even in his extensive travels abroad, both for business as a consultant for international companies and for personal pleasure, he’d always had an affinity for looking at properties, and going to open houses no matter where he was in the world. Originally from New York City, Tom earned his undergraduate degree in Economics from SUNY New Paltz. He currently resides in Maplewood, NJ with his partner and two dogs, plus owns homes in Fort Lauderdale, Florida and Provincetown, Massachusetts. Tom is highly community minded, and gives of his time to various organizations and human rights causes. He sits on the board of Garden State Equality, plus is the original founder of the AIDS Benefit Committee of New Jersey which is still in existence today. Tom is also actively involved with various Hospice Organizations, St. Jude Children’s Research Hospital as well as Autism Speaks. About Appraisals >Three Caballeros
When you buy a house or refinance your present home, your lender will ask you to pay for an appraisal to help ensure that the sales price and mortgage amount is consistent with the property's market value. The appraiser will look for "three caballeros" or three "comparables" -- homes that are very similar to the one you are buying -- and will make adjustments to reflect the differences between the properties.
Housing patterns tend to be homogenous, meaning that homes worth $300,000 are usually located in $300,000 neighborhoods. It is important for properties to be within the general pricing patterns of their neighborhoods because over-valued homes, even if they are exceptional, are sometimes difficult to sell at full market price.
This is not the only factor considered in determining the worth of a property, but it is an important one. The buyer or seller may view the property as a home or an investment, but lenders view it in a completely different way. To a lender, property means security in the event a borrower fails to repay a mortgage. Therefore, lenders must know real estate values in order to limit their risks.
